Glad to hear that there does not seem to be many problems. I picked up the trailer over the weekend. Opened it Sunday afternoon. It was in the low 80's outside, full sun. Seemed pretty warm in the trailer, so I dug a thermometer out of the shed. It was about the same temp in the shed as outside. It has sofitt vents, and a ridge vent like a house, so it doesn't get too hot in there. Hung the thermometer in the trailer for a half hour, and opened it back up. It read 110, so it is surely warmer in there.
It has a small vent on each side at the top. I have ordered six more vents, gonna add two at the top, in the back, and four at the bottom, one in each cornet. That should allow the heat to escape better, vents top and bottom will hopefully create an effect like a chimney. We'll see. Got some other things to do before I put the sleds in, so it will be a while before I get to it.

I stayed there for a weekend in October 2010. Had a great weekend. My wife and I talked about it at the end, we felt that the place was 'tired'. Most of the furniture was serviceable, but worn. Same for the bedding in our room, and the fixtures in the bathroom. There was an old style charm to it, but it wasn't really what I would call a 'first class' accommodation.
I wonder what the starting point was for the renovations at the Mt Washington, Mt View Grand, and others was? Maybe the structure at those places was more easily salvageable.
The more remote location of the Balsams means that they have to provide a top notch experience if they want to draw people there, and it may take a bigger investment/upgrade to make that happen. I hope they can pull it off, and reopen as the type of resort that will draw people to it.

Besides, you may just be outnumbered around here...
And Pathfinder - We could get that done, would just take a bit longer! Or maybe we are experienced enough not to 'play' in the mud???

That is some serious mud!! But it looks like fun. Must be really cold?
They have showers to clean up a bit? Otherwise, you would never get that stuff out of the car after the ride home.
